As a “newbie” I am trying to get to know my market, however I’m finding it confusing to do so. I am looking to see what areas of Indianapolis I should try to stay away from. What kind of research or sources should I use to help? Thanks in advance for your suggestions.

I am looking at a 4 Unit apartment complex, vacancy is at 100% - total monthly rent is 2500$ - price listed to sale is 250K, but I think I could get them down to 230K. However the location is determined a 100 year flood zone. Should this be something worth looking to invest in? Or should I not risk it?

@Bjorn Ahlblad thank you so much for the advise. I really appreciate it. As a person that is just starting off, I may stick with the M2M until I get the experience and management.

@Curt Davis I am just starting out, I own only two homes, one I’ve rented out on yearly lease with the same tenants for six years, so I’m sure I’m not changing anything there.

However with the home I reside in now, I am wanting to rent out a room. I was thinking maybe month to month just to feel them out first.

But I am trying to start getting more investments like a four unit, but was unsure if I should do M2M or yearly since I will have both already, if I should worry about the eviction process starting out as a small investor.
