Make sure you get a copy of JV contract and P/S contract they have with seller, once your cash buyer signs assignment form and submits their EMD.

I typically wholesale but now I am very interested in holding. I am not a home owner yet and do not want to mess up any chances of taking advantage of first time home buyer programs so I wanted to look into seller financing. Has any one had any experience with that being the buyer?

I'm a wholesaler myself but if I have someone that wants to buy the property I don't want to turn him down because he doesn't have cash. As long as I get my check and he gets his property, I don't get why it matters.

Why do wholesalers only request cash from buyers? I've saw a 200 million hotel that a wholesaler is selling and I know that person can not be expecting cash from someone. Plus regardless if you pay cash or financing it, the title company is still going to cut a check. So what's the difference?
