Hi @Dylan J Berget, thanks for this!!

Does every buyer usually have an attorney represent them (referring to your statement "...for the attorney to work from..")? For example, I live in FL and don't believe an attorney is mandatory. Although I'm sure it would definitely benefit me for their review, it's just harder to be able to afford all the moving parts when you're just getting started out so I was curious for the general and also uncommon things to look out for that would be able to give me an out should an issue like you mentioned arise.

I'm doing some research and since I've not purchased an investment (or any) property before, does anybody have any suggestions or specific or standard contingencies they'd put or want in their contract when making an offer? Also, who writes the contract, the REA?

@Tyler Gibson, thanks so much for your response! I figured the PM would definitely be local to the area of the property and would need different PM's for each area, those were just the areas I'd like to invest in. I've just looked at your page Orlando is the area I'm targeting for Central Florida. I'd love to connect in a few months' time (or before if preferred) to possibly locate a property in your area and start my REI journey around October this year. I'm also open to any opportunities along the way. I'd like to purchase an STR (I probably should have said that), being that I live in South Florida, Orlando isn't too far, but also not close enough that I can drop by anytime, so I thought I'd need a PM, or perhaps just a great team in place as far as a mechanic and cleaner, realtor and lender.

Thanks for this information! I acknowledge it is tax season and I'm only trying to gain more knowledge on the subject, not as a pressing matter to obtain a CPA at the moment. I understand everyone's time is valuable and came to the forum in search of any suggestions or advise CPA's might have so I appreciate your response.

As you mentioned interviewing is a two-way street and the CPA would be interviewing myself during any conversation had between us as well to see if we'd be a good fit for each other. The end goal is to create a relationship for the long-term, but for now I am just getting started and like to meet with people first.
