Hi all,

Briefly, I'm looking to connect with flipper/BRRRR strategy investors to learn from. I'm in the FLL area and could be boots on the ground for out of state investors, could go by and take pictures/videos, visit municipalities, and the like to help with your business.

Hi @Dena Beck! I totally understand that feeling. It’s sort of one of those things you learn as you go unless you’re willing to learn and teach yourself or meet with an expert on, to learn about taxes and protecting your asset, etc. I’m still learning myself so unfortunately I won’t be more help there.  Hi Shiwei,

I'd say it's very easy to go over budget on furniture because you want to put nice things in the home. But, you could also spend double or more in the long run if you don't buy nice-ish furniture that will last and upstand all the traffic that will come through. I found it better to buy nice furniture, and try to find deals or less expensive decorations and such to try to equal it out and make my budget work. I stayed under my $30K budget I set. I tried to learn as much as I could before hand to set this budget and work up to it before purchasing because I wanted to do this alone. 

There are plenty of ways I've learned you can get creative with it. But maybe a rule of thumb could be $10K per room. For ex: $20K to furnish the entire home (not just bedroom). It really just depends on your situation and your budget, and then try to get creative with it. Shop around to find the best deals on things like nice sheets, pillow/bed covers, linens and such.

Thanks so much for sharing! I really appreciate it! It’s nice to hear a little bit of nitty gritty. I’m using hospitable and pricelabs and have enjoyed the programs so far starting out and have a pretty good cleaner. She communicates when/if I’m low on any inventory and/or if something breaks/is different right away and it’s been great honestly. I’m happy so far and feel I’ve been pretty lucky. I need to look more into that security deposit. I really do appreciate you sharing/replying!

January/February were/are really slow for me. I understand I'm a new listing, and not a cabin, and that it's going to take some time to get going and I'm ok with that. Plus Dollywood is closed and it's just slower these two months. It's still a win for me because it's new construction, in a pretty good neighborhood, it's paying the mortgage and some so far, and I have a place to visit with my family! So, it's been worth it for me so far. Hopeful to gain some more bookings soon with these additions/amenities. 😊

Here's my Airbnb listing (I'm also on VRBO) - I'd love any/all feedback as well! 😊 I'm working on getting back up there to spice up the game room with some sort of wall art or decoration soon. I'll also be adding new photos once the deck/hot tub/fire pit are in.

What is TNTAP?

Hi fellow STR investors!

I finally purchased my first STR in the smokies in Oct 2023. It's a 3/2, new construction, and I went live just before Thanksgiving. It rented my first day live! Very exciting! So far so good, Jan/Feb were/are super slow (expected). I chose not to buy a cabin for my first purchase so that I could have a couple exit strategies just in case so I'm ok with how things have turned out so far. I turned the master closet into a small game/arcade room. I just added an EV charger and I'm extending my side deck to add a firepit and hot tub in the next couple weeks. I'm super excited to see how my first full year does and to learn more along the way!

I'd like to hear people's STR beginner stories for any/all markets if you'd love to share your story. NO judgement here!! We're all learning everyday. Please feel free to message me directly if you do not want to post here. I'm looking to create relationships and listen to how beginner STR investors are doing in today's market. Maybe we can learn something from each other.

One thing I am learning/going through right now is taxes and what comes with that. Nothing crazy so far, but sort of learning as I go while also trying to educate myself. Calling the county has helped answer lots of questions, they are also very friendly and helpful. I'm also in the process of trying to find a good CPA to create a relationship with to grow my business with.

Hopeful to hear fellow STR, or even MTR, investor's stories, what PMS or programs they're using, and how they landed their first property or what they're doing to get into one! If this is you, feel free to reply or message me!
