in San Antonio, TX, what contract do you use(for wholesaling)? does your title company allow you to use your simple purchase agreement or do you have to use the TREC contract between you and the seller? 

what do you use to assign your contract rights over? 

if you know of a title company that will work with the simple one or two page agreement, please refer me. I've been in contact with Independence title and they want to use the long confusing 15 page TREC contract.

he sounds like hed like he wants to sell but hes not motivated enough to come down to a price id be willing to pay. 

were wholesaling in San Antonio TX @Steve Vaughan , theres not many oppertunity to find anything under 100k up here!

i have a motived seller who says his home is worth 130k but everywhere online says between 45k-63k. in the past two years hes renovated and put 70k into it. the average price for similar homes sold in the area is $69k. how do i find an accurate value for this property, so i can give him a solid offer?

i just mailed out my first set of letters, now im just waiting for my phone to start ringing!
