I'd be interested in knowing what type of notes you acquire. My goal is to get 24 units to Buy and Hold. No goal/limit/specific number of flip properties. That is more income driven for me, shooting for $150k in flip profits (just shy of $50k in 2018)

@Carson Wilcox off market stuff is great in relation to the appraisal issue. Many appraiser will see original purchase on mls and it automatically skews their opinion of value. Seasoning is HUGE, it’s taken a while, finally found a lender who doesn’t require any seasoning here in my area, thank goodness!

If the “worst” case like scenario is it cost you 5-10k out of pocket at the end of the day and now you have a great, renovated property for same or less down than an owner occupant purchase, still not a bad deal by any means.

@Mark Fries hey Mark! It would be a nice cash flow property, it seems the consensus would be to move forward on it. I’ve got a couple attorney friends that buy tax sale properties so that would seem like the best course of action to me as well. Thank you!

None of my local title companies will insure a particular title issue (BOA foreclosure and loan modification done improperly). I'm not terribly concerned about the $500 they won't return even though I view this as seller default. I take issue with them not providing "marketable title." I could still acquire the property and make a "lifetime" rental without likelihood of being able to provide marketable title and resell in the future- what would YOU do?

We have local MLS rules (Joplin, MO) that prevent from advertising your own listings; however, agents will sometimes "co-op" and advertise each others and have language such as, "listing provided courtesy of ...." I kinda love it, more exposure for you/your seller/your company's listings and a nice reminder of your real estate awareness. I view it like sharing a listing on MLS view email to a client, except on a large scale : )
