Jake, the first thing I would do is post my company name in the Private Lender directory of Bigger Pockets. When I did that, I literally got a call the next day from someone who had seen it there. Some other things that have worked for me are:

* Create a web site and place an ad using Google Adwords

* Post on the real estate sites of LinkedIn

* Start a newsletter; talk about the successful loans you have already done and what type of borrowers you are looking for.

* Get business cards made to hand out at REIA meetings

There was a small fire in one my units and the unit will be unlivable for at least a week. What do other landlords think about my obligation to pay for temporary housing (i.e. hotel room) for the tenant while the unit is being repaired? Thanks.

I have found that wood-look floors are a great (and not expensive) way to upgrade a unit and attract better tenants.

I responded to an ad from Benet Ford Financial. They offered a huge loan amount at a very low interest rate and wanted $1200 sent by Western Union as an application fee. I cannot say they are a scam but does any legitimate business ask for payment by Western Union?
