Hi Cameron, I'm also interested in this topic. I have SFRs and I'm in the midst of a flip. I'm sourcing CREs and MHPs. Happy to jump on a call, let me know. Thanks!

My husband and I joined Jerome Maldanado's Build Wealth Mastermind program, as 12 month program that cost $20K. First, know that Jerome is exceptionally knowledgeable on buying land and building SFR, MFR, and apartment buildings.

We just withdrew our membership to the program for a full refund. The program is not what we had hoped for. It lacks organization, members are logged into WhatsApp and the community is expected to support one another. We also receive access to a library of Jerome's videos to watch and learn from. Most, if not all, can be found on You Tube. Many questions have been posed on WhatsApp that took staff several days to respond to, if they responded at all. There are 2 group calls per month with Jerome leading the call; it is scheduled at 2 pm PST (not ideal for most people regardless of time zone), Jerome was always late, there is no agenda or plan for the call, his phone reception was interrupted constantly to the point that his line would drop, and each call has ended abruptly with Jerome saying he had another commitment he had to get to. As members in this program we didn't feel like we were a priority.

There are other programs available to support your RE investing journey. I would not recommend this one. Good luck with your business!

Hi, I attended Jerome’s Build Wealth Summit 2 weeks ago in Vegas. He had a lot of speakers over the 2 days, most mentionable are Pace Morby, Ed Mylett, and Tai Lopez (seems to be mixed reviews in Tai). TBH these circles do speaking engagements as promotional opportunities, it’s a hand shake and “I’ll speak at yours if you speak at mine”. They all spoke about something that you can already view in their You Tube channel.
Jerome has 2 programs, Buy Build Flip for $7,500 and Build Wealth Mastermind for $20K.
Jerome is still maturing from running a construction company to being a mentor and business leader that runs programs to develop others for success. It’s disorganized, lacks any agendas, materials, or content. The zoom meetings are a free for all and Jerome relies on his hype communication style to amp people up but there is no content or context to get amped up about. Participants are continuously told “we’ll cover all these details so you can do this too in just a moment”, the moment never arrives.
I’m planning to cancel my membership and get refunded. Super disappointing.

Quote from @Randy Rodenhouse:

Many states used to be good for doing this however due to many changes in the laws and rules that many states are worth pursuing in my opinion. In Florida, for example the property taxes are a bit down so the interest rate returns are super low.  Georgia is probably the only state I would consider and that as a tax deed state where you are bidding up on the taxes due and therefore must have a fair amount of cash.   A $2000 tax delinquency can sell for say $49,000 if the property has a high enough value (for example $100k or more).

Hi Randy, I appreciate your reply and example to further understand this.

Thanks!

Hi BP community,

From your experiences, what advice do you have on purchasing out-of-state Delinquent Property Tax homes?

In Texas you have to be aware of rights of redemption. It can be 6 months or up to two years depending if it was a homestead or not. You won’t be able to get clear title to resell so it’s a long game but done correctly it can be very profitable. My grandkids college education is being sponsored by tax sale properties that we have turned into rental properties.

Hi Kristi, this is great information. I was looking at properties in TX, but didn't know about the redemption period. I'll check on the details.

Congrats to your grandkids college education being funded by rentals!

Thanks,

Brikkelle

Hi Jaron, because of the delays with BRRRR, I had to fund 100% of the project. The delayed close that BRRRR delivered weeks after the close was a portion of the total cost and a way to put some funds back into my account.

Thanks for asking!
