Every fourth Real Estate deal in Tallinn was made by foreigner

In 2012 foreigners made 2,300 real estate deals in Tallinn, which is by 15% more then than a year ago.

Deals carried out by foreigners rised in most parts of the city. The biggest growth was in Nõmme (+43%) and North-Tallinn (+33%), states the Real Etate Investment company 1Partner land-office statistics.

In absolute terms most deals made by foregners were still in Lasnamäe where the growth was 11% compared to 2011. 724 deals were made, which comes up to a third of total in Tallinn.

1Pratner Real Estate Finland broker Ayreri Christian said the main foreign players in Tallin market are Finnish and Russians.

"Being Finn I hear from my countrymen, that they see a good layout of money return in Tallinn apartments. Wanted are downtown properties which will increase their value in time and they could also be rented out in the meantime" said Ayrer.

In total there was 10,054 Real Estate deals made in Tallinn, which is by 14.3% more than the last year. Apartment deals grew by 23% and land sales by 7.9%. Home sales fell by 18%.

Estimated 91% of commercial space increase in the next five years in Estonia

"On the data submitted today by the International Conferenece of Real Estate, the commercial space in five years in Estonia can be about 91 percent more than the current retail space.

That's assuming that all of the new shopping center projects are realized.

Present, there are 370,000 square meters of commercial space. In 2017 it could be as much as 706,400 square feet.

But why there are so many shopping centers for the Estonians? In Tallinn, St. Petersburg Road, there is developing a large new shopping center by the Capital Pro driver Allan Cream Remmel. Who said that many of today's commercial centers have been designed in the late 1990s or early 2000s, and after a few years, they are already out of date. However, construction of a new center will apply the new knowledge you have learned in the last ten years.

ELL Real Estate driver Aldo Dapon, who is building a big Shopping and Leisure Centre in Lasnamae, said there is no Big Centrals in East-Tallinn where you can shop and spend some quality time. Dapon promised to fill that gap.

While Shopping and Leisure Centres are in big demand, Rimi Hypermarket Baltic real estate director Ruth Laatre said that the market for hypermarkets is already full and the last ones are pulling themselves together.

"And this mainly in industrial goods" Said Laatre. "Their sales have been in decline. Years ago we sold televisions in hypermarkets, now the specialized shops have taken over the niche. The same is happening with fashion retail sector" confessed Laatre."

Hi,

My name is Siim. I'm from Estonia, by the Baltic Sea. For all investors, I strongly reccommend to check out Baltic Real Estate market (Especially Tallinn). Very low transaction costs, reasonable income tax and strong economic growth ;)

Just joined here but I have kept my eye on this site for a few days now. I will start with my investment plan in the end of this year/early 2014. I don't have a step-by-step plan, just some pinnacles and main goals I want to reach. I know there is tons of information on this site, I will keep on reading and i want to make sure I get it all right. Still I would like to know what would be the key words on this site to help bring out the most valuable information needed at the start. Im planning sort of mixture of rehab and flip. Wholesale in later future.
