Post: selling a rehab, use a "buy this house" banner BEFORE its ready for market?

I was at a REIA meeting where a local investor said he puts up a 6ft vinyl banner on the face of the house 2 weeks BEFORE he is done rehabbing it that says "Buy This House" and has website and phone number. My question, has anyone else done this and with what success? Second he said use a good realtor so he isn't a sell it yourself guy, and I agree...but would this banner then have your realtor's contact info or your own. Do you then take down this sign when you go on market,everything is pretty and you have a traditional realtor yard sign out?

Thanks for the tips, I have been a long time rental (buy and hold) investor and just started doing rehab flips (on my second one) and looking to sell as best and quick as I can.

If I were to gut a bathroom, I'd typically pay about $1500-2000 to rebuild it, but again, I'm doing entry level houses with relatively low-end finishes.

Hi J Scott, I just found this post string trying to figure out my first flip. Just a few quick questions if you have a minute. For Carpet, what type of carpet are you using for $1.10/sq ft? I assume that is material and labor?
for Tile work, what portion of that sqft cost is labor vs. material? Do you use a tile guy, or have a general handyman/general contractor who does multiple things for the project also do tile? Then what do you pay for tile (floor and bath surround) labor only? Do you budget/pay by sq/ft or hourly?
Lastly any ideas on approx. cost for installing new stair railings/balusters or time estimate if thinking about an hourly paid handyman/GC? Standard 12 step, entry level house quality. I've figured out the best material cost but on this and tile having trouble finding a GC/handyman to do the labor for what I think is reasonable, the guys I know think it will take many hours longer than I think thus justifying their costs (which I think are at or near retail levels and as an investor we obviously need wholesale pricing). Hoping knowing what pricing is possible I can go out and find the right contractors without asking for pricing that may not be realistic
