@Jacqueline Jackson I’ve seen a few potential house hacking opportunities with the houses carriage house. I personally know someone that uses theirs for STRs.

I had an inspector come out for a live and flip property (my first purchase which I plan on flipping in 5 years or so). He came out inspected the house and failed to mention a large crack in the ceiling of the living room. A small scare but no problem I hired a sheet rock guy to patch it up. The inspector failed to note that the furnace exhaust pipe was busted wide open from the furnace to the chimney underneath the house. Had we not hired an AC mechanic to come look at the crack in the ceiling we would have probably had carbon monoxide poisoning. This inspector came recommended by people on BP. Not sure if anyone has had lackluster inspectors in Birmingham, AL as well.

I read this article and hired Bobby Michael at Alabama Home Inspections per the recommendation.

He was incredible. Very thorough and walked me through the entire property. I am under contract on a 1920's home. He gave his honest opinion and professional opinion separately when needed.

Has anyone invested in long term rentals in Forestdale/Adamsville? What about Hueytown? I know most of West Birmingham is very rough like Fairfield and Midfield but what about past those? Crime rates seem comparatively low but I would like opinions from people with rentals in those areas. Any other areas that aren't high crime but still inexpensive?

I live in Birmingham I'm about to buy a house in Crestwood North I am available almost any weekend to meet up or be boots on the ground for an out of state investor. Looking forward to the discussion.

I'm not a seasoned investor whatsoever but have been looking to purchase a live and flip in Norwood. I would say Norwood is a hotter market than Ensley. There are plans to build a new B league NFL stadium a few blocks from Norwood in "Druid Hills" on the north side of downtown. There are also plans to knockout the old Carraway Hospital. As of exact numbers I don't know what size house you are looking into but I would say 1100+ is pushing the limits right now unless its very very nice. Feel free to message me I'd be glad to look at the specific street and give me detailed comps, etc.

Has anyone else run into $100,000 structural issues in southside Birmingham, AL? My wife and I were looking to purchase a 1920's house for $120,000 ARV $250,000 in southside. We knew there were issues with the house but with that large spread or purchase to ARV we figured lets go for it. We got an initial opinion from a foundation guy that said $19,000 just need a few extra supports. When we got a structural engineer in this week he said $100,000+ they would have to go down gut the bottom floor to redo all the support beams etc. Are most houses in southside this problematic? How are other people buying houses in southside?
