Finding a lot of people are interested in selling, however, the majority of our big buyers aren't interested in doing anything until this blows over. Partner and I have done 4 deals since Georgia shut down, so we're still making do with the circumstances. Finding a few new buyers with the properties we have found, it's just taking a little bit longer than normal for us. Most of our buyers are in Atlanta, and we find investment deals 2 hours south of there.

So yes, this is a good time to wholesale! Just give yourself enough time to find a buyer, since a lot of people aren't taking risks still.

Post: Mortgage Company Converts to Stocks?

Long story short, I found two duplexes that have been vacant for 14 years. The owner got a mortgage through a company that has since dissolved and the mortgage company put all of its assets into the stock market. Sorry if I completely fudged that up, but I don't quite understand how this works.

My problem is I can't get in touch with the owners of the duplexes. They've owned the 2 duplexes for 14 years. The back taxes equal about $10,000 for both properties combined.

Why hasn't my county (Bibb/Macon, GA) or the holder of the mortgage done anything about the property or owner?

How can I find the current owner(s) of said mortgage if it's in the stock market?

Should I just have my attorney run a title search on the property and see what comes up? 

Where in the world do I go from here?

Post: Seller arrested, what do we do?

Long story short, my partner and I found a 20 unit duplex lot that we got under contract about 2 months ago. The buyer has been extremely interested in purchasing the contract from us. Already has a loan ready to use to rehab the entire property. However, the seller & his wife have been arrested this past weekend for BIG drug trafficking charges.

We had a closing date for this week on Wednesday 8th, 2020. However, the seller wasn't able to sign the contract before he was arrested.

We've been in talks with our attorney to try to figure out how to get the sellers (in jail) to sign the contract before this Wednesday.

This is the first time we've run into a situation like this. 

Any other BP members had an experience like this?

I actually live in Macon and can say investors from all over the states are wanting to invest in macon! 

Section-8 housing is HUGE here. The County is in desperate need of more 4BR houses for section-8 tenants. My partner and I get calls almost every day with people who have 1,100$/month vouchers for section-8 4BR homes. So, this is just one of the things we invest in down here.

And you're correct, downtown has come back to life! I was born and raised in Macon, so seeing Downtown receive a nice facelift has really made the city more popular again. Not only that but an Amazon Fulfillment Center is almost ready to being business. So Homes in south-east/central Macon and even Warner Robins are flying off the market thanks to Amazon.

Macon is VERY diverse. North macon is where all of the big expensive homes are, I'd stay away from there unless you only have the capital to just refinance. East Macon is a great place to invest right now as there are two large Geico buildings in that area and an old tobacco plant that's called 'Brown and Williamson'. They employed 3,000 people, however, it closed in 1997 due to legal troubles. Funny story, I actually spent an entire summer there cutting all of the grass and keeping it beautiful. Anyways, I pass by this massive plant once a week and they're beginning to remodel it. So if I had to guess someone is in the process of buying it and bringing it back to life!

South-west, Macon is very low-income. However, there are tons of very nice brick homes down there that a lot of small investors are beginning to fix up and flip. I'm actually closing a wholesale on a 20-unit complex, in south-west, Macon for 50k, and it's a DUMP, but two big pocket investors are going to re-do the entire thing and make it a living community again!

Post: List of numbers for investors with no names. What do I do?

Buddy of mine who also wholesales in my area gave me a list of numbers for investors that are interested in properties in my area (Macon, GA). My friend only gave me the numbers, so I have no names or anything else to go off of.

Buddy told me to not use his name when reaching out to the investors, no idea why he won't allow me to use his name as it would solve my problems. so I wanted to pick your brains and see how some of you would handle this little situation I've got on my hands.

Texting is the way to go, as far as I see it. As I don't know the names of these people. If I knew their names I'd call all of them right away. Anyways, what would be a simple text that I could send to each of these investors? I wholesale the same types of properties my buddy does.

 I believe it's illegal to advertise something for sale that you don't own or have the right to sell. That right doesn't exist until both sides have signed the agreement. And sitting here right now, today, you can't guarantee that the other side will sign nor do you know for sure under what conditions. It opens you up to a lawsuit and to investigation and ruins your reputation in the marketplace if you can't perform.

Besides, if it will be easy to sell, there shouldn't be any worries about the transaction at the sell side. I'd be more concerned about getting it under contract and not exposing it to the world until I controlled the property. Anybody you tell about the property will try to take it direct by cutting you out.

My partner and I are close to grabbing a wholesale deal, which consists of two sets of two duplexes (two on one side of town, the other two are on the opposite side of town). We've got a meeting with the seller to sign the contract for 30 days, tomorrow afternoon. We're getting these duplexes for a steal and know we'll have no problem with selling them quickly. 

Our question is, would it be wise to email our buyers-list prior to having the contract signed? If so how would you word this to buyers?

Or, should we just wait until we have the contract signed tomorrow before we begin emailing our buyers?
