Andrew Dillard yea I understand what you're saying. I don't know anything about the area so I figured some people up there would be looking into it. The city was saying it would cost them 8,500 to demo the houses so they were going to try and give them away in hopes someone would fix up the neighborhood!

So I heard on the radio this morning that the city is selling some houses for 1 dollar in Kansas City. In the end they will give you 8,500 dollars if you fix and flip after the sale. If you live in it they will give the money up front. If anyone happens to get one of these houses I'd like to see the success story! Here is a link from a quick Google search http://www.kshb.com/news/local-news/kcmo-selling-vacant-houses-for-only-a-dollar
Elena Z. Tony Ho says it best. You will get 10x coverage dollar for dollar with term life. If you take a term life policy for 20-30 years, get 10-12x your current income in coverage. By the time your term policy is up you will be self insured by then with passive income, mutual fund holdings and so on. Save the money and get you a good term policy. I personally have 4 different policy's within my household and they all came from Zander ins. They will do all the searching for you. I don't work for them, or have anything to do with them except me being a happy customer! My .02!

Craig Moore Good morning sir, I was reading a post on BP a couple days back where the guys were saying you could possibly pay a lump sum payment. I would ask your lender if this is possible. The only other way I know of besides the 20/80 route would be to initially have PMI on the original loan, fix up the property enough to have your appraisal come in at the 20% equity mark and have it refinanced. Just my .02. It might not be worth much!

Ryan Law There are so many ways to find wholesale deals. I've personally went through and listened to most if not all of the wholesale podcast from BP. Here's a quick list of a few good ones I pulled from the iTunes feed. Podcast numbers 71, 77, 81, 91, 96, 116 81, 77 are a couple of my favorites. @michael quarles Knows this stuff to a T! Good luck on your journey! I'm on the same path. Brian
