Looking for a little advice on the best type of company setup to manage a real estate portfolio. Not looking to be a property manager or PM company just put in place a separate company that manages the LLCs that hold the real estate.

I'm guessing the management company would collect all rents, pay expenses etc and the individual LLC would just own the real estate. Would the management company be stand alone? I'm guessing it wouldn't own the other LLCs that hold the assets? Thanks!

Hi, wondering what methods people are using to successfully lease on a lease option in 2024. Tried Craigslist and FB marketplace so far. What other methods work well? Open houses? Appreciate any input thanks!

Hi, 

I have nice 3/2 house just outside of Birmingham in a great neighborhood. The ordinance requires 90 days or more to not fall within their short term rental ban. I have other medium term rentals in TX that tend to rent out for 90 days but I only require 30 days. My question is there typically enough demand for a 90 day minimum furnished rental to make it work?

Regarding doing these, you technically need 3 documents, which should be SEPARATE.

1) Lease
2) Option contract
3) Purchase contract, associated with the Option Contract

A decent PMC should be able to handle all this, but they should also require you to supply the Option & Purchase contracts you want used.


Thanks! Ya I'm providing all of it. So far the issue is no PM wants to actually handle leasing the property with the option. I'm now trying to find a realtor to handle the lease/option part with my paperwork and then I'll hire a PM to manage it after a lease option tenant has been placed. I thought this was a fairly common practice but it sounds like it's not.

I'm wondering though, if I market them as lease option/rent to own, will a PM show the property, handle paperwork including the option contract and then manage the property or does that require a real estate agent? Can anyone besides an agent or PM show the property? Appreciate any advice. Thanks.

Does anyone have experience investing in rentals in Montgomery AL?  I have two properties that are potentials-one in Southern Acres (Just south of I80 and East of 331 and the other is just north of the 85 above the Hillwood area. Nice older houses in good shape. Trying to figure out if the rental market is strong and also if lease options works well in this area. Thanks.

Hi, I see some older posts but I'm wondering if a property manager can weigh in on purchasing in Youngstown. I have the opportunity to purchase a mostly rehabbed 4/2 for $75K in the Oak Hill/Warren area (sorry I don't know the area but I believe around those neighborhoods. How is the rental market there? Mortgage would be about $400 or so. Is there an opportunity for Section 8 as well? As a property manager, would you manage here and recommend this area or no? Appreciate any input thank you.
