My family and I are finally making a move we have talked about for years and leaving NYC for Las Vegas next month.  I have spent the last year learnings as much as I can (books, videos, message boards) and my goal is to gain some hands on experience once we are there.  Would love to connect with any experienced investors in the Vegas area (single or multi-family) and provide any help I can in exchange for being apart of the process and learning by doing.

@Ryan Copeland congrats, great hearing you reached that self imposed goal right ahead of the deadline. Good luck, though it sounds like you did all the work up front.

Hearing something like this is inspirational for someone like me working to learn ahead of their first deal.

@Michael S., @Jordan Coache, @Stephan Kraus would love to connect and discuss future plans.  My family and I are planning on moving to the Vegas area in the first half of 2021, until then we are learning as much as we can and also saving as much as we can so we can hit the ground running when we get there.  Definitely interested in talking more with people more knowledable in construction and rehab.  One of my goals is to learn more rehab skills through all this too (like working with my hands but everything has been self taught to this point).

If you guys are interesting in talking more let me know, excited for what's to come in Vegas!

I think Manhattan will come back, but it's going to take a long time. With all the vacant store fronts, MTA issues, companies moving to me remote work places, NY is going to have to evolve, and it will, but it's going to take a long time.

@Tom Chang I'm in NYC right now (born and raised) looking to move to the Vegas area as early as possible next year and start investing (virus permitting). Been using this time to read and try and learn as much as possible.

Any advice or tips you have on best things to learn ahead of starting to invest i would gladly listen.

What would you all consider the "sweet spot" for SFH ARV for getting a better scale of tenant?

Would you be comfortable with houses in the $200K range or is there a significant difference in what you'll get with a house in the $300k-$400K range? I'm sure, on average, the higher the value of the house the better you attract but I don't think too many people on here are looking to purchase long term rental SFH at $1M price points (I could be wrong).

@Josh Loayza, in your experience, what do those numbers look like in the Vegas market?

@Bill B. I agree, prices seem steady, if not climbing, from where they have been in recent years and there are plenty of buyers out there.  I have a friend whose house went into contract after only being on the market a few days.  People still want to be in Vegas.

I will be moving there next year, would love to connect ahead of then and talk Vegas area investing.

@Joshua Powers, did you try making a lower offer on the place noting all the issues found in the inspection?  Maybe it's still possible to get the deal done.  If those issues came up during your inspection they will also come up during an inspection for anyone else that wants to buy (unless they agree to go without it).  

Either way, like you said, better to spend the $600 and know than the thousands and lose more.  Now you know more to look for when walking another property.  Nothing can substitute experience.  Good luck!
