Thoughts on any up and coming areas in Vegas?

Looking for small multifamily and I’m not too familiar with the areas outside of the strip and downtown. Mountains edge looks nice. Thanks!

I’ve invested north of 95, west of 15, and all but 2 properties are inside the 215 loop. 

But these were the new/desirable areas back when I started 15-20 years ago. 

There’s been massive building north of 215 around the 95. But you don’t get much of a discount for going that far out of town like you used too. 

I’m really not very knowledgeable about the explosion of new houses in the southwest. 

Ps. This isn’t California. $300k will buy a very decent house (2000+ sf 4/2 2x garage+) in a “decent” neighborhood. (The only areas I really avoid are east of 15 (near Nellis) or strip adjacent. $400k will buy you nice house with tenants that TEND to stay longer and be less “needy” in a nice neighborhood but probably a lower return.
