Valet KC – Real Estate Concierge Service

The real estate market in Kansas City is booming. There are many out of town investors looking to invest in our little city. The prices are low, taxes are low, and rents are high. It really is an investor’s dream but, it can become a nightmare if you aren’t familiar with the area. The best investment properties are located in the urban core, but you have to be careful where you buy.


We have been investors in the Kansas City real estate market for over 20 years. We know the area and we provide a unique service to out of town investors. Our services include:


Property Shopping

You tell us what you are looking for and we will find it! We will make sure that your properties are in a good area and that they are easily rentable. We also have access to many deals before they hit the market.

Inspection

We physically inspect the property and provide video and pictures. Many times the photos on the MLS are several years old.

Rehab

If you buy a property that needs rehab work we will find suitable contractors and oversee your rehab.

Rental

If you buy a property that is rented to a Section 8 tenant or other voucher program we will transfer the ownership. If you buy a property that needs to be rented we will rent it for you.

Property Management

If you decide you want property management we also offer this service. Our service is different than most property management companies. We offer a la carte property management. That means you only pay for services when you need them. Management by investors for investors!

Hi I just wanted to see who might be interested in doing a JV partnership with myself a very experienced real estate flipper with multiple exit strategies. I am looking for the purchase capital, plus the rehab which will be given in draws. When a certain portion of the is finished then a video will be shot, and pictures taken and sent to you for proof. I am looking to structure it 50/50. 50% of the net profits of the sale would go to you. I have been doing this type of work for over 20 years and have the experience, crews, business plan, and exit strategies in place to move the finished houses. There are a lot of profits to be made in the Kansas City Mo area if you have the knowledge and contacts. If you have capital around that you want to put to work that is secured by the real estate as the collateral then send me a message and let's get started. I am open to negotiations on the % of the profits as well so nothing is set in stone. I am looking for a long term profitable partnership. So if you don't have the time to get into real estate but have the money then let's connect and make a deal and get started. I can go 1 house at a time up to 15 houses at a time, its up to you. So it looks like you do 100% financing on fix and flips with all costs rolled into the note? I am a seasoned investor looking for financing like this if you do it. I am based in KC Missouri

Will your clients fund 100% of the deal if they are made a JV partner on a 70/30 split? Just a thought?

Hello Dan good to hear from you and hi to everyone else.  I did not find this discussion until now I apologize.  I just wanted to address how the  our company works.  An interested investor wants to start buying houses in our market, we then talk with the investor to find out what they want and what they are interested in and then we go out and find it for them.  We have the investor get set up with our realtor, we then find houses for the investor per what we discussed.  So if we find a house down here for $56,000 then the investor gets it for $56,000.  We go into the house and do an estimate for repairs and if it takes $15,000 to get the job done then the investor only pays $15,000 so there is no juice to the bid like most contractors do.  We take weekly photos and videos of the work being done and update the investor with a completed punch list every week.  While the rehab is going on our property management company we have set up is finding a tenant for the house.  As soon as the property is finished the already waiting tenant moves in and that is all handled by the property management company.  We charge a flat consultant fee of $6,000 for everything that is included above which is more than fair in price.  Then we move on to the next property for the investor.  One of the reasons we started running this kind of program for investors is that they get more equity in the properties because if a normal rehab company were to buy this house for $56,000 and rehab it themselves for $15,000 I can bet you 100% that they will sell it a lot higher than the $6,000 depending on the arv.  A normal company would take the appraisal price and list it for that.  Another reason we run this program is because investors like different styles of houses and different areas of the city.  We have had to turn investors away in the past because we did not have what they were looking for in our inventory.  That is why we tailor this program around what the investor wants and where they want it.  So nothing hidden here folks, we have done this for over 20 years with a lot of proof and references.  We also use licensed contractors that are insured.  I am open to any and all questions, have a great day!

This is a turn-key program that is working for cash investors and they love it because it saves them a lot of time and headache. As a cash investor you have to be able to fund the deal yourself in cash, credit lines, etc... But you are getting a steal of a deal! This is currently working for investors now in many states. As the investor you remain in control the whole time. We have a Power Point I can send over to you so you can look at it for Florida.
