In a large action, if I buy multiple properties, do I have separate closing costs on all of them or can I roll this in one somehow? do I do a normal mortgage on all of them or roll them into a single business loan? if using a single loan do I keep the property I am flipping out of it?

A person I know is putting his home up for sale and choosing to sell it buy actioning off the home. as this is a small town, I do not see it selling for much. not being able to just offer a buy out price. I need to know the general rules for financing. if I win the action? do I have time to go through conventional means or do I secure a second mortgage on my current home to immediately pay the winning amount?

yes, there are a lot of details I have left out on why it must happen this way, but it is what it is.

I have a tenet that is getting a service animal. do I ask for proof the animal is a service animal or just go with it/ this tenant is a good tenant, never late on rent, no complaint from others in the building and is always friendly to everyone. a model tenet. he is legally blind, I have no doubt about his claim of disability.

Elyse Moore thanks, and yes we are aware of the environment. my son is an engineer for wainwright located in Naperville. the schools are a plus but at the same time he can live in ether market, so before buying a multi-family we are looking at both markets to find the best fit and tenant laws compared to landlord laws. I know it is going to come down to due diligence on his part before renting to an individual.

my son just started his carer in Naperville, ill just outside of Chicago. he can stay in the Chicago area or relocate to Cincinnati, oh. so our question is, is there an advantage to living in one area over the other and investing in that area?

personally we like Cincinnati more but are unsure if there is an advantage to one market over the other?

@Edward Brewington iny opinion, it is not the tenant resposably yes the property management company should of had that going. Eat this one, inform PM next one is on them. Make sure you contract is set up that way and if not, get a new contract or PM. Hope that are not the only game in town.

I am trying to evaluate 38 separate homes, is there a tool, spreadsheet or software that I can use to input all my data to come up with 

ROI or do I need to write my own? second, this is at least a 1 million dollar deal. do I syndicate it, wholesale it or do I listen to the voices in my head that this is too much for me?
