Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $76,000
Cash invested: $5,000

This was my first house hack, bought under valued property. Did value add on the side while holding FT job, living for free. Turned gross income at 100% occupancy from $700 to $1400 per month

How did you finance this deal?

FHA

How did you add value to the deal?

Flooring, paint, counters, fixtures, bathroom updates, exterior storage

@Skyy Dugger When I was purchasing, I needed 2 years of solid W2 or self-employed income, not necessarily at the same job. I had been at my at the time for 3 months and commuted 1 hour to my job each way, to the city I eventually bought in.

Meanwhile having a month to month lease until purchasing my duplex. Both sides were occupied and after closing provided 1 of the tenants a 30 day notice. They were already planning on moving and vacated within a week. I then moved into that unit.
