@Nettles Mason will echo what @Trevor Mauch just said. Do both. I started doing PPC once I believed my website could do well at converting leads. SEO is a long term play. It has taking me over a year to rank for some keywords. When I had the idea of generating leads online, I wanted to do SEO but PPC allowed me to get started quicker. But even though now I am ranking and getting consistent organic leads, I am still pounding away at PPC because it is still working for me. I am seeing a slightly better conversion rate with SEO but it is really not that different. I did a podcast with @Trevor Mauch about this if you want to check it out or hit me up! Hey Shella,

You have to go on each city website and do an "open records request".  Some websites have it where you just type what you are looking for and some have a drop down menu by department. 

Most cities will not want to give you the information because their water records have personal information... so when you contact the city make sure you tell them do "redact" any personal information and that you are just looking for property addresses. You will then have to cross reference with the County Appraisal District to get their names and mailing address (if different).

Hello all,

I am fairly new to the REI game and I am in an extremely competitive market. I have completed one deal and now I am on the hunt for more. I am fortunate to have some residual income from my wife's (sugar momma) business to help fund my marketing budget. That being said I have (in my opinion) a pretty nice size budget for someone fairly new to investing.

So my question to you seasoned investors is, ...If money wasn't that big of an issue what would you spend the most on to get more deals?  bandit signs? direct mail?  or something else...  Any help or advice you could give me would be greatly appreciate.

I am in search of a GC in the Dallas- Fort Worth area who can write a detailed scope of work and not just throw a couple bullet points in a word document with a final price.  

Is it bad form to ask a contractor to use my estimation spreadsheet and scope of work when doing an estimate?

Post: Absentee Owner Mail Out Wording

I am creating a mail campaign to absentee owners out of state who have owned their home at least 10 years.  Some of you might not like the criteria or you just get "tired head" when you see another mail out to absentee owners post. But I have rhyme to my reason just bare with me. 

I just wanted to see if anyone had ANY success with specific wording. Or if a seasoned investor wants to chime in on what they would say in the letter, that would be greatly appreciated.
