Well it has been a few months of hard work and perseverance but I finally closed my first wholesale deal here in Phoenix, AZ ($18K) in the first week of May.  Here is where it all started... I had been passed on an excel file from my acquisitions manager with almost 400 lines of data. This was vacant addresses from driving for dollars and direct mail compiled over that last year. Skipped traced (Intelius) the address and found an out of town owner that still had a vacant property she was holding on to. It was an inherited property that she had been holding onto since 2010 waiting for the property values to recover from the "crash".  After a few months of playing phone tag and emailing contracts to someone who didn't want to give me the time day, my phone rings, "she" was finally what we call "motivated to sell"! Another few days went by of negotiating and she had accepted and signed the contract. Long story short keep following up with your leads.  This is the first of many to follow!

New wholesaler in the Vegas area. I was looking for a referral to a title company that has done business with wholesale transactions before. Any info would be greatly appreciated, thanks guys and gals.

I would try and exchange as many biz cards as possible. In this world its who you know not necessarily what you know. Meeting people and networking are a major part of establishing yourself in the local market! Best of luck to ya

There are also area of the country that title transfer can be challenging. Having a title agency with a good working relationship is a must.

Wholesaling is all about finding distressed sellers that own OFF market properties. Unfortunately there are good ones and bad ones.

Any advise on how wholesalers can claim a W2 income to build credit and establish a paper trail of legitimate income. I know some have set up an LLC and pay themselves a salary out of that corp each month. Is this a smart move or is there a better way?
