6.3 feet is huge amount. I would kill the deal. How in the world was the building put in so far out of wack?
Yeah that’s what we were wondering.. the property was passed down to generations and built early in the 1900s when they had “metes and bounds”. Still ridiculous to me to be so far off. Still thought an easement will clear the issue. Especially since seller has a current loan. Lender is saying it’s impossible though

Yes, they said it will clear title with the easement, but last step was to confirm if the lender will approve of it and they told us it wouldn't work. Current home owner just got back to us today and said he has an FHA loan on the property but the property was passed down for 2 generations. So I'm not sure if this is something they caught when they issued the loan or if it's case by case basis

Also, we explored the option to do a boundary-line adjustment and compensate the neighbor for it, but he has a grandfathered clause in that allows him to build on the lot without meeting the new city requirements. So if he adjusts the line he won't be able to build on the lot anymore. Any suggestions would be helpful! Thanks!

He needs to review the documentation/website very carefully. He can probably even call the ERAP office and get an answer.

To my knowledge, once the Landlord starts the process, they promise not to evict the Tenant until the application is denied or the application is funded and the money runs out.

Yeah, this is what he's telling me. Says they're still waiting to hear if the tenants have been accepted or not but also hasn't seen confirmation if they've even applied. He's in talks with his attorney, I'll come back with updates if we figure something out. Appreciate the insight on this!

If he was to sell the property, would he be able to evict them with a 30-45 day notice?

I run across multiple listings on zillow that say the home is in pre-foreclosure and gives the estimate on how much they think the pre-foreclosure is.

Anybody have experience on how accurate the amounts might be?

Yes, you're definitely right about that. I'll start calling and find out what their current situation is. Also, is their a way to know when a property is about to be in the tax auction phase?
