Hey Paulo, have you had any luck with this? Ive started to analyze montreal and im seeing the same thing. Rents are too low to make it worth it.

@Dmitriy Fomichenko what would happen if you used self directed IRA funds to purchase a property, then you wanted to take control of that property outside of the IRA (before 59.5). I presume you'd be taxed and penalized but what would they base it on? The value of the house?

Hello All, I’m buying a property that has a 4 bay garage (about 250 sq foot per bay). The town won’t let me convert it into residential space but it can be rented out for other uses as long as they aren’t businesses selling from the space. For instance, someone could repair motorcycles in them but couldn’t sell the motorcycles from the space. I could just rent it out as storage but I would like to do something more interesting if possible and I’m leaning towards art studios. Does anyone have any experience with this and can offer advice regarding pricing, what to put in the studios, etc...?
I have a good agent who recently helped me buy a 9 unit, if you’re interested. He’s a real estate investor himself, which has really helped since he can answer almost all of my questions regarding commercial loans, expenses, repairs, etc... He’s also an all around good guy.
How urgent are you to move in? Maybe you could help them find a new place and pay them to leave?

@Travis Sprague I live in Sleepy Hollow and house hack a 2 unit. Before I invested in Kingston, I looked all over Westchester, especially the river towns so I know it fairly well. It’s my opinion that speculative buying has gone so crazy that it’s hard to find a deal with cash flow. That said, Peekskill is a great city and still has potential. Ossining maybe, but prices there are rising quickly. Also a look at New Rochelle and Mt. Vernon, they’re close to the city and are finally getting major developers building around their train stations.

Josh, you’ve had good experience with this? I feel like that might be more off a kickback situation, instead of the supplier knowing the quality of the contractor’s work.
