@Samuel Lynch. We closed in July 24th last year and it rented immediately for August and half os September then only one week in October, Nothing since then which we kind of expected. We do have some bookings for June and July and would love to see the calendar fill up

@Michael Keffer Hi Mike, I am still interested in learning more about Ocala FL for potential future investment. Last summer we bough a vacation rental on Emerald Isle NC so that was a little distraction.

Hello, 

This past Summer my brother in law and I added a vacation rental to our portfolio. I have been listening to podcasts and they mention cost segregation studies and bonus appreciation and there is even a STR loophole. We bought our home from a flipper so the interior is all updated. We paid $710K and its block from the beach on Emerald isle NC. I'm not sure how to determine if its worth it to have the cost seg study done. I know I can call our tax person and figured I'd ask if anyone has done this with their STR property and would you share your experience?

My brother in law and I have four properties together. The mortgages are in either his or my name and we quit claim deeded the properties into our LLC. We are reaching our LTI max soon. Question 1) Is there a way, when rates come down a bit, to refinance the mortgages into the LLC or do we have to sell them to the LLC. 2) Can the LLC qualify for commercial financing since the LLC holds the deeds and the equity on those properties?

I have a few rental properties and have listened to hundreds of podcasts. I'm ready to scale up into multifamily preferably something small 8-15 units so I can learn the ropes before going bigger.  I'll need at least one partner and would like to build a team  for the larger  future purchase. The question is, how do you build the team before you have the experience/ deal? If you're able to get  a deal before building a  team it's probably too late to build the team as the time crunch is on. Curious what more experienced investors have done

@Zach Edelman no, I am aware of DSCR loans but my brother in law/partner lined top the financing. we plan to refinance when the rates come down a bit.
