I would also suggest looking in Passaic and lower Sussex Counties - the "forgotten" areas of Northern Jersey. Some of the towns are within a 25 minute (or less) drive to the city.

I would change the strategy a little bit. Mainly look in areas that are not as popular. Meaning away from the major destinations in Bergen County. Put your focus on Northwestern Jersey - Upper Passaic and Sussex Counties. You can definitely find more value for your money there.

Hi Jossy. I have to give you credit. When I was in college the last thing I was thinking about was getting into real estate or even purchasing a home, whether for investing or living there. We all know the saying "carpe diem", and you only live once, so I say go with your gut and take the chance. These days, we are all in some sort of debt and I believe two types of "good" dept are those in education and home ownership - both will be paid off in the long term and you will benefit from both! Don't think about the "what if", and just remember you can always start over. I did. I worked in Corporate America for around 25 years and decided one day to try something new - Real Estate, and I have not looked back. Yes, there were times of struggle, but you just have to keep your head up high and know that you will succeed no matter what. And if all that fails, and again you and you only you can determine that, then you try something else. The fact that you are on the track to complete your degree can only help you in the future!

Just as important as the the cabinets and pantry is workable space. Any rentals I show, the number one inquiry when we walk into a kitchen is where can I prep my family meal? With that, I would add a sort of butcher block table below the window (assuming that the refrigerator is in the corner) or a higher island with cabinets below. This way the tenants can have the prep area and it's their choice to bring their own stools (or you provide). Also, these days, many tenants do not come with dining room tables and prefer to eat on the couch in their living/family room.

Hi Erin. I have read that Trenton is one of these older cities here in Jersey is that is poised for a "redevelopment" . The question is when? and how long until this happens that Trenton can become the next up and coming go to city. There are many positives about Trenton, but as I always say to my rental landlords, everyone needs a place to live, so if you are willing to take the unknowns and nervous willies, then take a shot. Would love to connect and increase our network together.

I think its a great approach to expand your yourself and making yourself more marketable. Its one thing to grow your referral network but its another thing to take the bull by the horn and do it yourself. I applaud you for entertaining to take the risk on.
