Thank you for the great info! I am only vaguely familiar with the area. My business partner has a slightly better idea but he has been in Maine for about 8 years. I will keep you posted if we decide to proceed or not.

My business partner has family in the Berlin NH area and brought up the idea of possibly acquiring some rental properties there. I am not proficient in the area and honestly have no idea what rents might go for or what the vacancy rates are. Any insight would be greatly appreciated!

Understanding how a building is put together and what it will cost to fix or maintain an asset is extremely valuable. With that comes confidence in what you are investing in giving you a sense of security. Construction courses and acquiring a real estate license in your area seem like a no brainer. However, I wish that I had taken some accounting and finance classes in college!

I put together a spreadsheet in google docs and I am having trouble finding the right function to work as a mortgage calculator. Does anyone have experience with this process or proficient with google sheets?
