Welcome to BP @Kendall Morgan.  It's good that you've found 2 mentors.  Keep in mind that it will take a few months before any of your marketing will start to pay off.  Don't give up.  You might want to listen to the pod casts that talk about wholesaling.  There were many good tips that I picked up mentioned by those already doing what you're doing.

Welcome to BP @Elizabeth Williams.  It's nice that you want to help out others.  Many here do so either directly or indirectly.  Take the case of an investor who goes into a depressed area.  Assuming that he or she wishes to protect their investment, there will be a rehab which will in a small way begin to raise the standard in these areas.  As more and more of that happens, run down areas can be revitalized providing a safe place for those with less income to live.

Good luck and learn as much as you can.  Read at least 50 hours before you make a move.  it sounds like you're quite busy, so don't jump in too early and over extend yourself.  If you're ready fine, but there will be deals next year too if you're too over taxed with commitments.  It's a lot easier to get in later than to fix getting in wrong.

I bought Behr Premium paint and primer in one for my current rental. Goes on nice and thick. I use eggshell for the walls and flat for the ceilings(if needed). On my current project, I had to use TSP to clean the walls and then a Kilz oil based primer prior to putting on the paint because the place reeked of cigarette smoke and the walls were sticky with nicotine or tar or something related.

As I said, the paint went on nice and thick and only needed one coat(over the primer) and that was on a bright lime green wall and an orange wall.

You can usually get a slightly better deal if you buy paint in 5 gallon containers if you need to buy that much.  Just have another paint container(empty can or whatnot) to pour into.

@Chad Smith.  Welcome to BP.  My first suggestion is to educate yourself.  Figure out what your goals are and then figure out what strategies you wish to employ.  Next, I would get out of debt if you are in it.  Everything but your mortgage.  Make sure you make all your payments along the way.  Get that credit score up as high as you can.  Since you'll likely be borrowing money to fund any future deals, you should make it as cheap as possible by getting that score up.  I might also suggest that you get a second job if you can so that you can start saving extra toward your first down payment which will likely be 20%.  So if houses in the area you are looking at go for $100k, then you'll need at least $20k since.  Since you're not going to occupy it, you'll not get the excellent rates that are available right now for those that do occupy.  Also, you might consider a duplex as your first property.  You can live in one side and rent the other.  Then you can get the benefit of owner occupied financing and start learning about dealing with a tenant in one go.
