Thanks, @Ray Slack.  We had a property in PG county and another in Glen Burnie and a third in Crofton.  It's good to know how far behind things are in our old stomping ground.  Might not be a place to play in the near future since I'm at a distance now.

Tip 1: Figure out what you want to invest in within real estate. Are you after SFH, duplexes, Multi-Families to buy, hold, and rent? Are you thinking about flipping? Are you thinking about note buying? Tax Liens? Figure this out first.

Tip 2: Once tip 1 is complete, read at least 50 hours about that particular type of investing before even touching a deal. Once you're finished reading, maybe practice a few deals that you find on the MLS or elsewhere and do the due diligence, but not put the money out. See how the numbers work out. Figure out what deals you should walk past and which ones you could make a an offer on.

Tip 3: Join the local REIA.

I have my work listed out in the contract, per page.  When a page of work is complete, then I pay for that page.  It helps to have the items organized so that things on the same page make sense to complete together.

I don't pay in advance.  I will go with the contractor and pay for the materials myself and take advantage of any discount he can provide me.  I don't write a materials check to him.
