What size / class of properties?

Top tips:

-Include ALL expenses.  No omitting anything, or not knowing that a utility is shared / paid by the owner, or that there is a $50 business license cost or whatever the case is for the specific property.

-Include ACTUAL numbers.  No formulas.  If it needs a roof in 4 years, price a roof.  If you don't anticipate any vacancy, don't include vacancy.

Hi Nicholas,

Thanks for your comment! Really my questions are geared towards any size and class of properties - I'm interested in hearing some of the experiences from investors regarding their underwriting processes, as I'm trying to learn as much as I can on how to accurately underwrite a property. Being aware of all of your potential expenses on a deal is definitely significant and can make-or-break a deal. I appreciate your input!

@Brianna Arce I run a small real estate development firm. We own and manage about $5.5M in assets in the Bronx, Chicagoland and Albany markets. All residential units, but expanding into larger and ground up projects. Send me a message if you’d be interested in talking more and good luck with your career!

 Hi Andrew,

Thank you so much for reaching out! I appreciate you taking the time to read my post. I have just sent you a DM - I look forward to speaking further!

Hi everyone,

Recently, I have been focusing my efforts on learning how to accurately underwrite deals. As a beginner, I got some great insight into the process after just recently watching this BP video. While I still have an entire playlist of YouTube videos to watch to continue learning, I thought I'd ask some of the questions that keep popping up in my head for those who regularly underwrite their deals. I'd love to hear some of your thoughts!

How did you learn how to underwrite? How long did it take you to truly learn and understand how to accurately underwrite a deal?

How long does it typically take for you to underwrite a deal?

What are some of the best tips and resources you have received/used that have helped you to become better at underwriting?

What are, if any, some of the most common mistakes you see people make during the underwriting process?

What are some of the best practices/rules of thumb for underwriting?

What is your own personal best piece of advice on how to become better at underwriting and accurately analyze a deal?

Hi everyone,

I have just recently discovered the BiggerPockets community and am really excited to continue exploring the community and its incredible amount of resources! I just graduated from university this spring, and since then have been on the hunt for career and internship opportunities in the world of real estate finance. While I've been using the typical avenues to look for work (LinkedIn, Indeed, etc), I figured I'd also place my efforts into directly outreaching and give it a go here on BP to see if there were any connections to be made.

I'm still very new to this industry, and have been consuming content nonstop on commercial underwriting, cash flow modeling, waterfall structures, and the like. I've also purchased a few courses to better learn how to be an analyst in this field, but would really love the opportunity to be able to meet with someone already in the industry to learn firsthand about the underwriting process for commercial properties. I'm Excel certified, have learned how to create cash flow models from scratch and am still familiarizing myself with complex pro forma models. I've previously done an internship in asset management for residential buildings (which is what exposed me to real estate finance) and really enjoyed my time there. I was curious if there were any members in the New York City metro area willing to take on someone like myself and offer either mentorship or internship opportunities so that I may be able to learn more and hopefully begin my career soon.

If anyone is interested, please don't hesitate to reach out! I am open to any and all opportunities.

Thank you so much for taking the time to read! I really appreciate it :)
