Hello BP,

I wanted to know if a seller can back out of a signed contract? What should a buyer do if the seller gives the buyer a cancellation letter from there attorney, in the state of Illinois? Please let me know thanks!

This is a great story, congratulations on your investment.

The whole house needs a deep cleaning, fresh paint, doors replaced and an air conditioning unit. There is no curb appeal, all of these things can easily be fixed but there’s no money from the seller to fix it.

Agents, I’m a new realtor and I get sales calls from Zillow and Realtor.com daily. I wanted to know if paying $300 plus a month for someone who hasn’t closed on a deal yet worth it? I’m trying to figure this out, I do know there’s no short cuts in this business so, I need your help.

How do agents market home listings, that do not show well. The house needs TLC, please let me know your thoughts thank you.

Hello BP,

I’m a new realtor and I would like to know how to market a listing that doesn’t show good. The family doesn’t have the money to do the necessary repairs to ask for top dollar on the home. I’m not sure who my target buyer would be for this home and how I can reach out to them. I’m just looking for some good ideas thanks BP!

What is the difference if you pay cash or use a loan? Also what is the cost that goes along with an LLC in Chicago, Illinois? Let me know please thanks.
