@Scott Loopstra hello, you would need to talk to a lender who has dealt with 203k loans. They can be tricky depending on the buyer, due to the buyers timely matter of turning in the requested paperwork. Or you have to find a cash buyer. The home inspector could find the foundation issue and that will change your asking price regardless. Get an estimate from some contractors, so you are better prepared for your price adjustment. @April Pangilinan Hello April, yes the rental market in Bolingbrook is solid right now. Make sure you do credit and background check on potential tenants. Make all the necessary repairs to your home now, so you don’t get those annoying calls from tenants. Good luck.

@Herman Ruiz congratulations on setting your goals. First thing is to read a lot of books. “Rental property investing “ is a great book to start out with. Also you can start going to meetups in your area for real estate investing. The more you hang around investors, landlords and realtors the better you will understand. It’s going to take years to understand what is going on. Remember you are starting a business and not a hobby. Get your realtors license when you turn 18 and you can do ANYTHING that you put your mind to. Good luck my friend.

Hello, I personally would use the $3,600 for a down payment to purchase the desired property at the right price. You would learn alot more about investing in real estate by purchasing your first property. House hack your first property for your coaching lesson.

@Ryan Nolan Hello Ryan, I would offer a home warranty with the purchase of the house. It would cost less than paying to replace the whole, especially if the unit is working. I believe that would show good faith.

@Theresa Harris hello Theresa, I believe there’s a better offer that they would like to take. That’s why they want to cancel the current contract, however the buyer still wants to go through with the contract. I know that you can’t cancel a contract, because a better one came through. However you can’t make someone sell there house.
