@Alex Lien, we have a small 13-lot in Fayetteville and we're in the process of selling off the homes. It can be done either way per your question. Our intent is to sell them off though so we don't have any MX requests. Additionally, when we sell them off on RTO contracts the residents then become responsible for maintenance while they're paying it off.

The credit card is still in the business but they used my credit to determine the credit limit.

@Brian Metz yes! You want to do everything you can to keep expenses for the LLC in the LLC. There are some good reward cards for companies, plus I believe it does help the LLC's credit - though I know there are differences with how credit is calculated for LLCs

Hi BP friends, rookie question here. I have a few properties, but the next one will be in an LLC. Been reading up on the basics of that, however, do folks typically open up a new credit card for purchases? Sounds trivial, but definitely want to maximize points/rewards for purchases and I have a couple cards that offer excellent benefits, but in my personal name. Just looking for some insight into how this shakes out, or if folks typically open a business credit card or none at all.

Hi, I've bought a couple properties without seeing them, but I had my property manager and contractor walk through to inspect and take photos for me.

I'd recommend doing all your own research as to comps and cap rates. I wouldn't rely on the Zillow estimates.

Hi @Dan Handford, full disclaimer I don’t have any properties with pools so am just spitballing ideas here. I don’t know how far the pool is from maybe your leasing office or somewhere else with WiFi but maybe you could hook a prepaid up to that so folks can dial on the WiFi if needed? Then there’s no extra line costs or prepaid plans. I’m sure that comes with issues like what if the phone kicks off WiFi, etc. Not sure where your properties are, but I saw online that the phone has to be within 200 feet for SC, which might allow for you to validate one in the leasing office or common area if it’s not exactly colocated with the pool. I’m not sure how the “pool area” is defined in that text though. Best of luck!

Hi,

My rentals are C properties so I’ve put Peerless on most faucets/heads/handles. I don’t want anything expensive since that doesn’t jive with the property and tenants.

Just like @Jacob Herrera said it could be a minor issue, or it may take some work. I wouldn’t back out immediately, but if you proceed through your due diligence like you should, get it inspected thoroughly and renegotiate if need be. If the seller can’t come to terms after then walk away with a small loss. Best of luck!
