I wanted to get some advice or perhaps some guidance on what other people's experience with hard money lending bank vs private individual investors is. As a first-time RE investor, I don't have the upfront cash to fund the downpayment, and I'm not going to let that prevent me from being an investor. Is it more advantageous to work with a hard money bank or an individual investor? I have a feeling that most investors would agree that working with an individual willing to provide financing would be the better way to go, but I wanted to get people's thoughts as to what might be more advantageous. Thanks in advance for any responses!

Hello all, my name is Brian McKelvey and I've recently joined as I've always been interested in REI, but have never had any guidance, resulting in a lack of motivation to do so. I came across Brandon's books which led me here, and I couldn't be more excited. I am a career fundraiser in finance and I'm ready to take my personal portfolio to the next level. Any insight, suggestions, or introductions would be greatly appreciated. I'm looking forward to getting to know a lot of people in the BP community!

Hello, I have recently decided to start investing in real estate and have been listening to and reading a number of different books, especially Brandon's books. My question is regarding taking the first step: what would anyone recommend in terms of locating a prospective property and making an offer, and then securing the financing, or look to secure financing beforehand?

Also, any string feelings on the best methods of no money down to purchase would be appreciated.
