Hi Alana - I almost purchased a property in UH but had second thoughts and nixed the deal due to the taxes.  It's too bad that the tax rates are so high in certain areas of Cleveland.  They are prohibitive in many ways and I feel that it negatively impacts revitalizing many areas.

Your investment is not good from a cash flow perspective, but the positive is that your tenants are paying your mortgage and you should reap positive appreciation over the long haul.  Cleveland and its surrounds can be a good place to invest but I would look for areas that have a lower tax rate than University Heights - unless the deal is too good to pass up.

@James Wise The reason is because he is only being sued civilly.  I would imagine, if the AG got involved, they could implement some sort of cease and desist or suspend his ability to do business.

@Chris Roush Welcome, Chris!  A quick piece of advice - in the upper-right hand corner of the page, there is a magnifying glass icon for searching the forums.  I am not sure if you are thinking about investing with Morris Invest but before you do, use the search function to see what has been written about people's experiences.  I have yet to read a positive one.

For your situation, my advice is to zero in on a market where you want to invest, find a good agent, and start looking at properties.  Get recommendations for Property Managers in the area and vet them out.  When you feel comfortable on a property, jump in!

@Grace Donahue Hi Grace - Morris Invest is not a property management company.  MI is just a marketing guy who directs you to a wholesaler that is selling the property - and also managing it.  Supposedly.  Regardless, the reviews speak for themselves.

If you are looking for a PM, where are your properties located that need management?

Do a search here in the BP Forums for "Morris Invest".  I challenge you to try and find something positive out of the dozens of his customers that have shared their horror stories.

You want to know how Morris did that?  Why don't you do a search on "Morris Invest" in these forums and read about the nightmares he has created for every investor who has done business with him.  Then you will get your answer.

@John LaBanca You need to do a search of Morris Invest on the forums here.  I would be very wary of anything they are promoting.
