Hi everyone,

I am trying to convert a 3-car garage into a studio/1b1b unit in San Jose, CA. I was wondering what will be the estimated cost to convert a car garage into a legal livable unit, and what will be the proper process.

Also, is there restriction or law issues if I want to convert the green grass space in front of the house into a parking space?

Hi, I am trying to get into the real-estate and trying to buy my first property. But I am not sure what will be the best strategy to go with in this market. So I will be living in lower part of the Bay Area because of work, and my initial thought was to house hack with small multi-family property, but it seem like it's very tight market to make 0 or positive cash-flow. So I was thinking buying small multi-family units out-of-state for positive cashflow. Will it be better strategy to buy out-of-state rental property (small multi-family) first for positive cashflow or house-hack a small multi-family property in Bay Area?

So, I am looking for my first investment property. I am trying to house hack with small multi-family home. My goal of house hacking will be living for free, better if it can cash flow positive :). Please let me know if you have any recommending location or areas to avoid or properties that might be a good deal. I am looking more in southern part of the bay area, starting from Mountain View to lower side of the Bay Area (Sunnyvale, Santa Clara, San Jose). I am very open to any potentially good deals.
