Before deciding where and what to invest in, you should answer the reason "why" you are investing? What goals do you need to set to accomplish your why? Do you want cash flow or appreciation?  Do you need the cash flow now?  What is your appetite for rehab?

Depending on how you answer the questions above, they can help guide you to certain markets and areas.

Continue educating yourself either through Bigger Pockets articles, forums, and books. This may help you find a market or investments of interest.

You really can't go wrong in what you decide to invest in, it is about what interests you and gaining "enough" knowledge to start, then starting. It may be that you need to jump into an investment just to find out that is not something you are interested in.

Good luck!

Thanks for your response @AJ H. Thats a great question and I should have stated it earlier. Im looking to invest in a property that generates a steady cash flow while also appreciating. I love finding horrible houses and in hopes to renovate it and have reliable tenant rent it out. Im engineer in the tech city of San Francisco and my goal is to have enough properties to have steady cash flow to retire early ~late 40s -50s.

Hey, bigger pockets community excited to be here! I have $60k to invest in real estate and I'm wondering how can I diversify my assets. I seeking to buy and hold property and rent it out. This will be my first rental property and I want to make sure I make the most out of my $60k. I'm still deciding which market but since I'm in San Francisco Bay Area I'm leaning toward keeping it on the west coast in either CA, NV, or AZ. Also not sure if would like to invest in houses, condos, apartments etc. I'm new to all of this and still learning. Any advice would be helpful. Thanks, everyone
