@Doug Kienzle - you have an expert right in Portland, OR. Check out http://www.buildinganadu.com/c... if you haven’t done so yet. It might help you estimate costs.
If you are looking for more info than that, there are some other sources like https://www.hausable.com/ (California specific) that offer ADU consulting services to answer these types of questions. Good luck with your search and your future project.

@Wes Blackwell - Well stated and argued. I always have time for your long and insightful posts. 😁

I agree with @Cason Acor and @Natalie Kolodij. It has to be a new investment that is no way connected to your primary residence.

Agreed. That is a reasonable price indeed.

Speak to @Adam Mayberry. He might be able to assist you. I am working with him to design an ADU in San Jose right now.

Check out https://maxablespace.com/. It is a good resource too.

@Chris Mason - is right.

@Jason James - I can also personally vouch for the fact that some offers I have made and clients have made over the past few years have been without contingencies in the Bay Area.

Depends on the local jurisdictions wether you can rent out both spaces to different groups.

In San Jose, it is possible but I think most jurisdictions require the owner to be living in one residence.

@Taylor Chiu - Good point. When it comes down to it. Folks that live in a MHP are generally just gonna get shafted for their poor purchase decisions. Purchase and rehab might be a better outcome than full blow development.

I think the point of the Oliver piece was to illustrate how predatory the entire process of buying mobile homes, to getting loans, to renting the land has been for the poor folks that bought into these places.

It’s sad and there are not many good solutions unless the residents can afford to form an entity and purchase the land for themselves. I think in most cases that is very unlikely though.

@Kahleb Kelsey - try contacting David Greene, he is based out in the deep east bay. He might be able to help or direct you to someone who could help. Good luck with your search.
