I live in Alameda and STRs are allowed. I don't have a list of other cities, but you can check each Bay Area cities local website.

I just passed my CA salesperson exam. I have an existing LLC. Do you suggest putting my license under this existing LLC? Do I need another DBA as I have another DBA under that existing LLC.

Does it cost a broker any fees from the DRE to hang your license with them?

@Russell Brazil Thank you for responding. I found him through our real estate agent. He already ran credit so not sure if I want to switch lenders because they would probably have to run credit again.

Hey all! So my wife and I and my sister are buying an investment SFR in Colorado. The lender is dragging their feet with the pre approval so I think. We sent in online applications and took a week to give us list of documents and then another week after sending in docs to not even get pre approval but communication back that we can start looking for houses but there may be issue with debt/income ratio.

Not sure if it's the holiday season or this lender is slammed but there hasn't been much communication back at all. This is our first deal and wondering if this slow turnaround and lack of communication is typical or am I just being an impatient jerk.

Goals are to buy my first out of state investment, single family home to generate some positive cash flow. The reason I want to start investing in rental properties is because I would like to generate multiple streams of income. 

I am a self employed business coach that recently quit a 9-5 sales job in February 2016.  

I've read Rich Dad Poor Dad, but looking for more books on investment rental properties. 

Curious if I should utilize the whole $40,000 for my first property, or spread it out amongst multiple properties.
