Post: Building a team for probate investments

I am interested in building a team to get into probate real estate. I'm at the very beginning stages of learning about it. I know that my strengths include data management, analysis, and communicating with others and feel that these are  valuable parts of a team. However, as much as I would like to be able to analyze AND purchase properties on my own, I don't have the cash to invest yet (and as a teacher, it might take me a while...). 

Are the strengths I listed things I could use as leverage to bring other people into my vision of an investment team (real estate agent, contractor, home inspector, attorney)? If I find deals that offer a lot of equity, and someone else were willing to put up the money with the expectation that they will gain a profit, is it fair for me to charge a percentage of the profit for finding the property? Or is this considered brokering without a license?

I am not asking anyone to just throw money at me without them getting something in return. I'm just wondering if my willingness to go down to the courthouse to dig through public records, analyze the data, and offer it up to someone with capital is enough to ask for some percentage of the profit.

Post: When to meet with mortgage broker

I am new to the real estate business and want to meet with a mortgage broker to see what I qualify for. However, I know I won't be able to purchase anything for at least 1-2 more years because I am building my savings for a more appropriate down payment. If I only have a small savings (a few grand), is it worth it to schedule an appointment now? I am a 3rd year teacher (so, not raking in the big bucks) and I live in Hawaii (which, no surprise, has a high cost of living). Any recommendations for how to approach this? Go for it now? Or wait a bit?

I am just starting out in the real estate investment world and live in Hawaii. Looking at real estate prices in other parts of the country, I feel much more confident in my ability to afford the initial start-up fees of purchasing an investment property on my current teacher salary.

Has anyone had any luck with their first property being out of state? Any recommendations on what worked well? What you might have done differently?

Hello!

Originally a New Englander, I have been living in Kona on the Big Island of Hawai’i for four years teaching high school science.

Recently, my interests in real estate investment and property rentals have grown and I plan to break into the Big Island market in 2019 by building my network through attending monthly Real Estate Investor club meetings, researching the local market, and connecting with experienced and new investors on BP.

This is a new journey for me and I am excited to begin networking with and learning from those in my local community and those in the BP community!

Other interests include: underwater photography, freediving (breath hold diving), SCUBA diving, CrossFit, hiking, and traveling!

I noticed that in order to upgrade to pro, you need to use the calculator 5 times. However, I can’t find this calculator feature on the app... Could someone explain this?

@Daniel Hyman Appreciate the advice. I will be sure to do that in the future.

I’m just curious if anyone has insight into when it is appropriate to “connect” with someone on here? I am new to this app and not sure if I should just connect with those who respond to my posts or something else. I have no problem when people don’t want to connect, just wanted to know if there is a certain way to do it (or what it even means...)

@Brian H. Thanks for the input! I was thinking of something similar to start off - living in one room and renting out the other. At this point it will need to be a low down payment but I hope that over time (I’m patient) it will garner me a bit more wealth to invest in other properties!
