The Cannabis Control Commission is looking at Union Station in Worcester for their headquarters, this should legitimize things even more.  Worcester is pushing hard for this

Worcester is a Small town.  I would go out of my way to chat with folks at city hall as to what they think.  just because it is allowed, does not mean that you wont get bad press and dragged into things you don't want to be part of

you will find that worcester is a solid active market.  i view potential flips on a regular basis for people.  saw one on sunday in Holden, MA 

sometimes you can even have a buyer before you start the work!

i was just out with another agent who specializes in multis and 3 sets of buyers today for a tour of worcester.  That is fun as well!  just put up a bunch of video on FB

Edgeworth is interesting, i only saw one floor and the basement.  it is built into a hill so it has some issues, with water that will be very difficult to solve

I liked 47 Arlington, but it is overpriced, might be worth having with the lot next door.  parking is tough there so not having any driveway is a negative, but it all depends what you are looking for

going to Mattson today i have high hopes for it

i would be glad to have a group of folks come by for a presentation at our office message if you are interested, if i get a couple of people i will post something.

i dont currently own anything but i have seen over 300 multis this year for my clients.  if you are out at open houses you will see me.  i am hosting one, and will go to another 4,  probably go to 5 tomorrow as well.  if it is on the market i have likely been in it.  it is good to drive the streets, but even better to walk them.  the neighborhoods with a lot of multis vary a lot by street

Worcester is a great rental market.  Make sure you know what you are buying.  The city like many cities changes street by street as do the quality of the tenants and the rents.  Make sure you do your due diligence and take your time prior to purchasing anything.

you are correct. lots of Boston buyers looking for higher CAP rate, and the 3 deckers are easy to fix and manage
