I believe Pismo Beach is not issuing any new permits for STR. If you go to their city website it explicitly states that. From my understanding, Los Osos was probably the most STR friendly beach town in Central Coast. It is banned in Morro Bay, Atascadero.

@Charles Clark I think I'll probably need to hire a PM mainly as I am an out of state investor. But maybe I can do a combination of using the application for some of the tasks. Thanks for the info!

I'll be reaching out to some PMs to see if it will be a good fit. This will also give me an idea on the realistic rents in the areas to calculate my COC correctly.


I'm pre-approved currently so my goal now is to build a team of PM, Agent, contractors and Handyman. 

I'm interested in MF, but also open to SFH if the numbers work. If you come across deals, let me know.

I'm also looking for a contractor to fix up Duplex in Aurora if you have a recommendation?

Are you developing an APP or service? I would be interested in it? Would it be similar to Angi? (where they connect you with different companies and get a quote)

I am definitely goin to widen my search as I would like to invest in mainly B-C areas if possible.

And yes I totally agree, I will need a solid team of PM, contractors, and agent. Do you have any recommendations on certain areas?

Hello everyone, 

I'm interested in building a team (PM, contractor, agent) in the Milkwaukee and surrounding areas. 
Does anyone have a recommendations which neighborhoods to look into? 

I'm looking for multifamily (less than 4 units) where I can add some value to have some force appreciation and raise rents etc. Ideally, I am looking for CAP rate around 10% and higher. I am already pre-approved and have been doing research on bigger pockets and wanted to get started.

Any help or input is appreciated.

How is your STR doing in Oakhurst? I love the area and wanted to get more information.

What would you say is your occupancy rate? I'm assuming winter is the low season? 

Also, was there any permitting process for the STR?

Hey! I know this post was a back in January, but wondering if you went through with your purchase of a condo in Oceanside for STR?

I know there's been some changes to local ordinances, so trying to see if it's still feasible. When I searched on the Oceanside city website, it appears you can still apply for non-hosted short term rental permit, but not sure how hard it is to obtain the permit. 

Also, it does say you are exempt from the STR permit if you own a home that has HOA with over 50 properties and an onsite manager.
