Hello all, 

I currently have a home in Washington (Bremerton area) state that is being rented out with approx 60k of equity. I want to use that equity on a down payment on another house. 

What markets can I get ahold of that can give me 10-20% ROI. Out of state or in state doesn't matter to me.

Just wanted to introduce myself. long time lurker, first time posting. I am currently in Oahu, Hawaii and am looking for investment properties. I purchased my first home in Washington state (2010)  and looking to use its equity in an investment property to gain passive income for retirement. BP has a ton of knowledge and I can't get enough of the podcasts. I plan on meeting the local REIAs in the comings weeks. 

I am very interested in the local Oahu market as I learn more about REI
