Investment Info:

Condo buy & hold investment.

Purchase price: $163,000
Cash invested: $37,500

2bd 2bath condo that could use a facelift.

What made you interested in investing in this type of deal?

It was safe. We live in the area and knew it was one of the more desired zip codes.

How did you find this deal and how did you negotiate it?

We were actually going to look at another property. About an hour before going to see it, our realtor texted us that it was under contract but she had another (this) property that was falling out of contract that we might be interested in. We went and toured it and put an offer in that day.

We didn't negotiate per say. We offered 3k over asking but asked for the seller to pay 3k towards closing costs

How did you finance this deal?

Conventional Mortgage

How did you add value to the deal?

We didn't.

What was the outcome?

We got a property manager and the place was rented and cash flowing ~$200/month 2 weeks after closing. Currently cash flowing ~$300/month after raising rents.

Lessons learned? Challenges?

When we walked the property with the property manager, she suggested ~6k worth of rehab that would raise the projected rent $300-$500. We decided to wait to do that since we had just spent majority of our bank account and thought "Oh we'll just do that when they move out".
Now we're conflicted and hoping for turnover in order to do the quick renovation and increase our cashflow. In the future, we'll make sure to do rehab upfront especially if it can be financed.

@Michael Ablan I like that approach a lot! Give them all options that will work for me and have them choose the one that works best for them. 

In your 1st and 3rd option, you mentioned doing a low interest rate. Would you offer an interest rate lower than a conventional loan would have?

@Logan Crowder I had not considered partial seller financing, but that's definitely something that I'll start factoring into my analysis! The main goal for me is to get into the deal with as little money down upfront to build some buffer for rehab costs.

For this deal I'm hoping to get as close to 100% seller financing. The house i'm looking at is around $130,000 with an ARV of around $160,000. The median rental income for the area is $1500. I'm trying to stay under $10,000 with rehab costs but 0% down would definitely help build some more room for rookie mistakes.

Hey BP,

How do you approach 0% down seller financing? Long story short, I'm in a position where seller financing is an option, but I'm afraid of losing a deal by suggesting 0% down at too low of an interest rate. My questions are:

1. How do you typically structure a 0% down offer?

2.How do the interest rates that you're getting with seller financing compare to conventional mortgage rates?

@Phillip Massey Hey Phillip, I'm also from the Knoxville area. For the properties that you bought under 120k, what where you looking at in terms of rehab costs?

@Rhonda Blue I would love to talk sometime. I've kicked around the idea of looking for a STR in the mountains as my first investment but I'm not sure of all the operating costs that go along with that.

Hi @Hunter Jones, I've mostly looked at whats more affordable (<$100k) with traditional bank financing closer to me, so most of the houses I look at are either in North Knox, Maryville or Lenoir City area.

Hey Everyone,

I'm a new member here in Knoxville,TN. I graduated college in May 2017 and I've been working ever since. I'm happy to not be a broke college kid anymore! Since graduating, I've moved states, started a career, got engaged, bought a house and I will be getting married in May of 2019. 

Why Real Estate?

I don't want to get to a point in my life where there's something more important that requires my time and energy but not be able to do it because I HAVE to go to work because I HAVE to maintain my income to support my family. Through buy and hold real estate investing, I hope to better prepare myself and my family for whatever comes our way in the future.

My goal in the next 5 years is to reach the first level of financial independence and at least be able to cover all of our living costs with passive income. For now, I'm focused mostly on analyzing deals in the hopes that I will be able to pull the trigger when I find a decent 1st investment after my wedding.
