I'm looking for something standalone, I've not yet done anything CRM related and I'm pretty ignorant as to the options available.  I've basically relied on word of mouth from friends and past clients or from direct buyer leads on my active listings but I'm looking to launch into something more sophisticated and take the next leap as far as leads and sales go.  

I'm guessing my needs are pretty standard and basic as it relates to CRM and what I'm looking for.....

I'd like a platform that I can run multiple (e-mail) campaigns from.  I envision my campaigns to be something along the lines of;

  • 1) Automate and keep in touch with past clients so I stay fresh on their minds for when one of their friends, co-workers or family member(s) has a need to list or shop.
  • 2) Automate a drip campaign to stay in touch with buyers that were interested in a prior listing of mine
  • 3) Automate a separate drip campaign for investors that I've worked with in past, or currently.  

I'd like for the platform to already have some created content geared towards my target clientele that I can setup a regularly scheduled e-mail, perhaps with the ability to add some customization.

I've looked at Perfect Storm and it sounds/looks awesome but I was left thinking it might be overkill for my needs at this time.

If someone could point me in the right direction for me to research more and educate myself or some platforms they recommend for my needs I'd greatly appreciate it!

Chances are he hasn’t seen a specific violation from the outside to give you a stop work order. Most townships in PA allow siding & roof replacement, trim replacement, and even window replacement (as long as they are of adequate egress size) without a permit. I have no idea if it’s similar in your township/bureau.

BUT, if all of this is happening on the outside, there’s a good chance the inside is just as, if not more, involved.

I just started working as a Building code inspector in PA and we, believe it or not, have an obligation to stop and ask questions when we see construction. (I’m not too crazy about that part of the job). So this could very well have been the case with your inspector who left his card and asked for you to contact him/her.

If you’re as confident as you say that all the work has been completed that meets/exceeds current code then let him see that and get a proper CO (certificate of occupancy).

What is your approach when it comes time to sell and you list all the upgrades you did to the home? Any realtor worth his or her salt will ask if permits were obtained for those upgrades and if a final inspection and issuance of a CO were obtained. Saying no could cost you a lot more at resale than pulling permits....

Iron Valley.  I joined them about a year and a half ago from another brokerage and have zero regrets.  They have a branch in Allentown.

You run your business how you see fit (ethically, obviously :)  ) without a broker breathing down your neck.  Zero pressure to bring in leads, do desk duty, attend weekly/monthly meetings or make "x" amount of sales, etc..  Very favorable commission splits and not many limiting or unpleasant factors at all when it comes to your own investing.

I also invest, became a Realtor primarily to help with that aspect of Real Estate, and I currently hold a full time job and the Brokerage couldn't care less about how active/inactive I am.

I’ve been noticing a lot more “junk” similar to the situation you explain flowing since we’ve merged; suspect listings, agents and brokerages.

Overall I like the system but worry it’s becoming too large for the overseers to manage and investigate shady & suspect listings/agents/brokerages......

No, I have not. I keep my eye on them but after reading more about them I felt they were too risky, not the right play for me right now.

I’m still relatively new to the RE investing side of things; I do think I’ll eventually target some more heavily but it’ll be after I gain much more experience and capital.

I’ll try to link some of the posts from David Krulac in this thread for you a bit later tonight

Hi Cameron, search up some of @David Krulac posts on tax sales here on BP. He is the guru on these types of sales in our state; the process, laws, and intricacies vary a great deal from state to state.
