Aaron, my thought is that the monthly fee is probably right in the ball park of what landscaping and snow removal would be. Can’t they really be substituted for one another if they are pretty much the same cost per month break down?

I live in the North East, outside of Philadelphia. Wondering if an investment in a condo with a condo fee is worth it if all exterior maintenance is taken care of? How much do you spend on exterior maintenance a year? The mortgage and condo fee combined will work out to be about $1000 and the rent would be about $1300. Guess I’m just asking what are your thoughts on paying a condo fee that takes care of everything vs taking on all exterior maintenance on your own?

My renters just moved out of the our condo and we are doing or first round of lease ending and renting out to a new couple. What do you charge against the security deposit... the walls are a mess with holes everywhere, way more than normal wear. There is also a dent in the dishwasher and a curling iron burn on the sink.. are these all things the tenants should be charged for? Even if I don’t replace the sink right away it is still something I will need to down the road. How would you go about dealing with the listed issues? TIA!

When renters are in place at a property, how often do you go visit the rental property to check condition. How long before the end of a lease do you go and assess work that may need to be done?

When renters are in place at a property, how often do you go visit the rental property to check condition. How long before the end of a lease do you go and assess work that may need to be done?
What kind of paper trail do you maintain when collecting rent? I collect rent monthly through Venmo but never give the tenants an invoice or a paid statement. Is collecting electronically enough if there were ever any issues? Pros and cons of this? Thanks!
