I am a Woodstock resident as well.  I found BP a month or so ago and absolutely love it!  I am an agent working with multiple investors now.  I am also looking to get some properties myself.

I would love to meet some of you local folks around here in Woodstock.  This post is 6 months old, I am kind of curious how things may have changed over the last 6 months or so?

I drove over there and the grieving brothers were there cleaning out the place.  I wasn't sure what to do.  I decided to let them continue moving the  things out though I was unsure if that was the proper action.

They said they would be out by March 31 and I felt like that was more than acceptable.

I suppose I need to ask for the proof of executor.  Do I need to ask for the death certificate as well?

What an odd phone call to receive.  My tenant (I manage the property) had prepaid 6 months of rent.  His lease started on January 1, 2017.

I just received a phone call from his brother saying the found him in the home yesterday.

I have never dealt with death in one of my homes, I'm not quite sure how that is handled.

Those are all good tips.  I use to own a car lot where I held the notes for all my customers.  I would think collecting rent from a mobile home park would be similar.  It wasn't fun so I think I would have a property manager handle that part for me.  I got tired of collecting.

My family owns tons of single family homes in the North Metro Atlanta area.  I was hoping to start off a little different and not be as exposed to one renter in one unit.  I like the thought of three (or more) renters in one unit where if one moves out, 2/3 of the cash is still being paid.

I live in Woodstock, Ga which is a suburb of Atlanta.  I am a very active real estate agent and am ready to turn some of my commission checks into some investment properties.

I started listening to a couple of the newest BP podcasts only for me to realize I needed to start from the beginning.  From the beginning, I am now on episode 21 and love the amount of information provided by both the site as well as the podcasts.

From listening, I feel like my first investment will be a triplex or a quad or even a mobile home park.  I love the concept of spreading out the risk from one renter in a single family to multiple renters in a multi all while getting a little more cash.

I am now trying to figure out what area I want to be in, likely closer to my house.
