I closed a property with Rent To Retirement about 6 months ago. So far, I'm not having a good experience with them. It's a new build in Florida, and they don't update me with anything. I personally had to follow up with the builder to find out about the progress of the construction. It's been 6 months since I closed, but construction hasn't even started because it hasn't been approved by the city yet. I'd love to know if anyone is building a property in Cape Coral, FL. 

I wish R2R was more proactive for letting me know the progress and give me some updates.

@Cody Neumann -- I'm in a same situation where I want to start submitting offers, but am not sure how to get the lenders lined up. Do you have any tips on making relationship with them? For example, if I call them, do I ask them straight if they do apartment loans?

Hello multifamily investors! I'm very interested in multifamily investment, and want to hear about your opinions. 

As I'm new, I'm investing as an LP. I believe it's a good way to experience multifamily investing. But at one point, I'd like to be KP who can lead the deal from start to end. Do you think I should just use the money to buy smaller deals rather than investing as an LP?

Another question is finding deals. What do you usually use to find the deals?

I’m currently rate shopping for the new construction that will be closed in 10 months in Florida. 

I’m getting 4.5% rate from the preferred lenders. However, I get ~3.5% from other lenders. The problem is other lenders can’t lock the rate for 10 months. Does this make sense for you if you go with the preferred lenders when there are others who can lender much lower rate? 

This is a conventional loan. 20% down.

I think my question was not very clear. As I’m getting the first loan for the rental property which will be built in 10 months from now, I’ll not have the rental income at the moment but 10 months later. 

While I’m waiting for the rental property to be built, how do mortgage companies look at the rental properties?
