Hello community,

I'm hoping to get some guidance from anyone who is familiar with retirement plans. I'm a firefighter with a 457b tax deferred retirement plan. 2 years ago I started a business and my plan is to open a solo 401k. Although uncommon, I know the IRS code will allow me to do an in service roll over of my 457 money into a solo 401k however Nationwide is telling me that it is not allowed. My employer has already told me that they will sign off on it so basically I'm at a road block with Nationwide. I feel like I just need to get ahold of someone who's familiar with navigating this unfamiliar terrain. Can someone help me get my money?! Thanks for any advice.

I’ve also been in the market for my first mobile home park and have been doing a lot of research. Frank Rolfe puts on a bootcamp that covers everything you need to know before you purchase a park. I’d highly recommend looking into this. As far as a loan goes, you’re more likely to find financing if the tenants all own their own homes and you are just collecting the lot rent. If the park owns all the homes then you could be in for a repair and maintenance tsunami depending on the age of the trailers. As for the shop, you’ll definitely need to have a phase 1 environmental study done as part of your due diligence. Mobilehomeuniversity has a forum that is everything MHP. I’d get on that for sure if you’re going to get into the asset class. Good Luck and hit me up if you wanna chat more.

@Danny Randazzo @Spencer Gray @Ben Leybovich @Dan Handford Thank you all. I wonder if the financing for LTR (30+days) is different from the traditional airBNB model. Would a 30+ day stay be considered a landlord/tenant contract?

@Kyle Mitchell Agree about demand. Al also talks about markets that LTRs would do well in. He said markets with Extended Stay America’s and Residence Inn by Marriott make it a qualifying market! I’d also like to hear @Ben Leybovich thoughts on the matter.

@Spencer Gray thanks for the input. Good point about future sale. In the podcast, Al talks about testing the waters by converting only 1 or 2 units into LTRs.

I’m a newbie who’s diving into multifamily. I recently listened to @alwilliamson on The Michael Blank podcast and liked his model on extended stay vs long term or short term using part or all of a multifamily property. I like the idea of getting around short term taxes and legislation. Also sounds to be lucrative if done properly. Is anyone else doing this or interested in it? Thanks for your thoughts.

I know it's a ways away but I'm planning to attend the boot camp in Orange County, CA. I'm a SoCal resident and trying to plan ahead and network. Looks like it's scheduled for March 6-8 2020. I plan to purchase my first park next year but want to go to the boot camp first. Also interested in a partnership if anyone wants to talk.
