Under contract for the duplex. 

For the SFR, I'm practically giving the place away as far as rent is concerned (only charging $1,150/month). Chattanooga has extremely low inventory because it's booming. While all my other properties are professionally managed, this one is not. Probably should have.

I did.. It was a classic BRRRR property. Bought it for around $118k, put about $30k into it, found renters, refinanced, and then repeated! It brought in over $20k last year. Bought it through a fellow realtor friend. I can't remember if it was on or off market at the time.

Looking to sell a SFR and DUPLEX in the Hixson / Red Bank area of Chattanooga, TN. Both properties have tenants.

SFR – 1409 Elm St. (37415), 3 bed/1.5 bath | $245k (updates in 2020)

Duplex – 4518 Norcross Rd. (37343), each side is a 2/1 | $255k (updated in 2019)

Here's a quick formula for evaluating what your maximum purchase price should be (whether for buy & hold, fix & flip, etc.).  ARV x 65% – renovation costs = max purchase price

I'd love to find a partner who could provide some cash for an auction purchase. I can do the administration of the deal. Splitting profit 50/50. Something like that, for starters.
