Post: Does a commercial loan count against my personal DTI?

I'm about to get my first commercial loan after doing four properties conventional. The reason I'm going to commercial is that I'm past the bank's happy-point of DTI. If I switch one of my conventional loans to commercial will that take it off of my personal list and free up some room for another conventional?

I'm looking to get my license in the coming months and I'm wondering about broker sponsorship. I have a local brokerage that has said they are willing to take me on even if all I want to do is buy houses for myself but their agents haven't been serving me all that well and I'm not sure I want to sign on with them. Is it easy to get a broker to sponsor your license if you're mostly going to be an investor or will they insist that you pester your friends and market to strangers?

Hi Jason,

    As Derek said, Syracuse can be very different from block to block. There are a lot of opportunities here, especially for someone who has the cash on hand that you do. Finding a good agent is key and I have a couple of people I've worked with who I'd be happy to send your way. Do you have a certain part of the city that interests you?

It's always been flexible. We've only been doing it about twice a year but there's no reason that can't change. If you suggest a time and place people will probably show up. What are you looking to do in this area?

Hi Joe, welcome aboard!

   I'm not sure which basics you're looking for. What strategy do you have in mind for investing? What kinds of deals do you see yourself going after? Do you have a farm area? There are a lot of questions to answer before you get started. I've done about five deals in the Syracuse area and I'd be happy to chat and answer any questions I can. This area has been good to me so far and I'm expanding steadily as my funds increase.

@John Kaftan the plan is to meet at Coleman's at 7 (I think) and hang out, have a few beers, and dork out about real estate for a while. The last one was fun and I think we all came away learning a few things.
